Michael Guggenheim, President



Michael Guggenheim develops and implements sound real estate strategies in the areas of tenant representation, project leasing, property management and asset disposition. He has served as a court-appointed receiver on numerous foreclosure proceedings, and has acted on behalf of various special servicers and financial institutions in the management and disposition of distressed real estate.

Michael has been involved in the commercial brokerage and management business for over 29 years, predominantly in the Ohio market. Prior to joining Guggenheim Realty, he spent nine years with a distinguished retail brokerage firm, specializing in tenant/landlord representation. Michael also spent five years as a leasing representative with prominent mall developer The Richard E. Jacobs Group.

Michael is a graduate of Indiana University, and is a member of the Akron Cleveland Association of Realtors (ACAR), International Council of Shopping Centers (ICSC) and is a Certified Commercial Investment Member (CCIM) candidate. In addition, he is a board member of the Jewish Family Service Association.

Armin Guggenheim, Associate



Armin Guggenheim has been actively involved in the real estate business since 1954. He started Guggenheim Realty, his own residential real estate firm, in 1961. Guggenheim Realty expanded to five offices and approximately 100 agents when it merged with HGM Hilltop Realtors in 1982.

Since 1982 and up to today, Armin focuses on the brokerage, management and development of commercial real estate.

Armin has been actively involved with various realtor associations and committees. Locally, Armin served as president of the Cleveland Area Board of Realtors (CABOR), now known as the Akron Cleveland Association of Realtors (ACAR), in 1980, where he was recognized for his visionary agenda and leadership skills. He received two very prominent awards. Armin was the second recipient of the Joe Howard Battle Equal Opportunity in Fair Housing Award, recognizing his commitment and work in the field of fair housing, and he was named the Realtor/Broker of the Year, the highest honor in the state, in 1981. In 1987, Armin served as President of the Ohio Association of Realtors. Nationally, Armin has chaired numerous committees for the National Association of Realtors.

Throughout the years, Armin has been a speaker and educator on several real estate topics. Armin's experience, knowledge and ethical standards have allowed him to establish many long-lasting relationships within the real estate profession. Armin is a graduate of the University of Michigan.


Steven Roth, Senior Associate



Steven Roth has over 25 years in the real estate industry.   He works with the leasing, management and sale of all types and sizes of real estate.  Steven represents landlords and tenants throughout the state of Ohio focusing on property management, valuations, market analysis, site selection, lease negotiations, marketing and disposition.   Projects cover freestanding buildings, strip centers, office buildings, malls, industrial buildings and land. Steven represented numerous financial institutions, both locally and nationally, in the management and disposition of their real estate.

Before coming to Guggenheim in 2008, Steven managed a mortgage banking office for Prime Lending and worked as a regional sales manager for Fifth Third Bank and Metropolitan Bank and Trust.  Also his real estate auction background from the S&L crisis days has given him unique perspective in today's challenging environment.  Steven began his commercial real estate career as a leasing agent with Developers Diversified in 1991.  He received a B.S. degree in Marketing in 1986 from Indiana University.  Steven is a member of the International Council of Shopping Centers (ICSC).

Doug Holtzman, Senior Associate



Doug Holtzman joined Guggenheim, Inc. in 2009 after working with Developers Diversified Realty Corp (DDR) where he specialized in the leasing of shopping centers in Ohio, Kentucky, Pennsylvania, and New York. He has experience working with national, regional, and local developers and retailers. Current assignments include leasing, market analysis, property valuations, acquisitions/dispositions, and property management.

In 2011 and 2014 Doug was named CoStar Power Broker by CoStar Group, commercial real estate’s leading independent research firm. This annual award recognizes distinguished professionals in commercial real estate brokerage by highlighting the achievements of the U.S. firms and individual brokers who closed the highest transaction volumes in commercial property sales or leases for the entire year in their respective markets.

Doug is a graduate of Kent State University with a B.S. degree in Marketing. He is an active member of the International Council of Shopping Centers (ICSC).

James A. Samuels, Senior Vice President



Jim joined Guggenheim, Inc. in 2011 and has over 30 years of experience in the real estate industry. He provides real estate advisory services to national and local retail tenants, developers and individuals in need of market analysis, site acquisition, and land assemblage and works with the leasing, management and sales of all types of commercial real estate. In addition, Jim also focuses on the sale of multi-family properties. Long term clients include Dollar Bank, Phoenix Big Cinemas Management, LLC, The Funny Bone, IMPROV Comedy Clubs, Car Parts Warehouse, Waterway Gas & Wash and the Center for Dialysis Care.

Prior to joining Guggenheim, Inc., Jim spent nine years with NAI Daus, having been one of the top producers for several years. Jim previously spent 16 years with Grubb & Ellis, having been named top producer in the retail brokerage division locally several times.

Jim is a graduate of The Ohio State University, (B.A.), Cleveland State University and Cleveland Marshall College of Law, (J.D.). He practiced law for 10 years before embarking on his real estate career and has always maintained his license to practice law.

Jim is a member of the International Council of Shopping Centers (ICSC), the Cleveland Metropolitan Bar Association (CMBA), Northeast Ohio Apartment Association (NOAA), Council of Smaller Enterprises (COSE), Playhouse Square Foundation's Chairman's Council and the Leadership Cleveland Class of 2003. In addition he is a Life Trustee of the board of Menorah Park Center for Senior Living, a member of the board of Vocational Guidance Services and the Cleveland Hearing and Speech Center.

Brandon A. Kosek, Associate



Brandon joined Guggenheim, Inc. in 2015.  His current assignments include leasing, market analysis, property valuations, acquisitions/dispostions, tenant/landlord representation and property management.

Brandon began his career at Levin Group, Inc., a developer of multifamily housing units.  He worked within development and property management capacities and has extensive experience working on multiple real estate assignments.  Specializing in the development of multifamily housing buildings, he worked largely with market rate and afforable housing including securing low income housing tax credits and historic tax credits from the State of Ohio for these projects.  He also has experience with the management of multifamily and commercial properties, including day-to-day operations and monthly financial forecasting and analysis.


Brandon is a graduate of Cleveland State Universtiy with a B.A. degree in Political Science.  He is currently pursuing a Master of Urban Planning and Development degree (MUPD) at Cleveland State University with a specialization in Real Estate Development and Finance.


Brandon is an active member of the International Council of Shopping Centers (ICSC), Urban Land Institute (ULI), and the American Planning Association (APA).

Roger D. Marks, Senior Vice President



Roger Marks recently joined Guggenheim Commercial Real Estate Group as Senior Vice President.  Roger's current assignments include leasing, tenant/landlord representation, multi-family, real estate market analysis, adaptive reuse and land acquisition.


Roger has been actively involved in the real estate industry for over 30 years from a variety of vantage points.  He began his career as a leasing representative of regional shopping malls for the Richard E. Jacobs Group.  He then joined Camelot Music where he was Vice President of Real Estate for 12 years and led a team of professionals that grew the company from 200 stores to over 500 units in 42 states and Puerto Rico until the company's successul sale to Transworld Entertainment.  Upon the sale of Camelot, Roger founded and operated a leasing consulting company wich represented shopping center developers, as well as retailers located in Ohio, Michigan, Illinois and Arkansas.  In addition, he consulted for retailers and restaurants developing strong real estate strategies along with the implementation of expansion initiatives.


After sucessfully leasing one of the first middle market lifestyle centers in the United States, Roger joined the Dallas based MG Herring Company as Vice President Leasing.  While affiliated with the Herring Group, Roger worked on the leasing of large lifestyle projects throughout the South.


Entrepreneurial in nature, Roger also created a specialty European Food concept that operated in one of the nation's premier shopping center venues, Easton Town Center in Columbus, Ohio.  More recently, Roger has become highly knowledgeable in the service retail sector having been an owner and broker of retail self-service laundry facilities.


Roger has a degree from the University of Cincinnati (BA) and The University of Akron (JD) and is a member of the International Council of Shopping Centers (ICSC).

"Guggenheim has been managing, leasing and marketing our commercial properties in Ohio since 2003.  In those years, they have handled retail properties ranging from stand-alone "big boxes" to an enclosed regional mall.  The office properties have included both small and large, CBD and suburban.  Given that LNR's role in all of these has been as the foreclosing lender, the properties have all been distressed at the time to Guggenheim.  In each of these assets, Guggenheim has managed competently, leases to exceed sub-market norms, and sold at prices substantially in excess of appraised value.

On the administrative side, Guggenheim has one of the most competent "back rooms" on any of the firms we use throughout the country.  Although they are a small organization, their financial controls, reporting, budgeting and administrative functions are on par with any of the national firms."
